Before getting caught up in the excitement of extending, renovating or building a brand new home, make sure you’ve got sufficient stormwater provisions in place. You’d be surprised how often stormwater just flows out onto a neighbour’s property rather than going to the curb – and if that’s the case, you’re likely to run into approval obstacles with the local council. To keep your home safe, stable, dry and happy (not to mention council and your neighbours!) it’s crucial to put the proper precautions in place from the start.
Well-designed stormwater solutions:
- prevent water damage and dampness (no mould please!)
- protect the ground around the foundation from movement, settlement and cracking
- reduce erosion and retaining wall failure risk
- contribute to compliance, avoiding expensive rework
Pre-build checklist
- Site stormwater paths: Where does runoff naturally go when it rains?
- Discharge points: Are there council-approved outlets or easements?
- Piping and design: Inlets, kerbs, downpipes, grates, detention/retention requirements.
- Levels and fall: Is the ground shaped to direct water away from the home?
- Subsurface drainage needs: For damp-prone areas, groundwater influence, or certain soils.
- Consistency with the lot and slope: Especially on sloping blocks, where water movement is harder to control.
